What you are engaging, in plain words.
These terms apply to every job Red Dot Estimating accepts, including the free first one. Sending us a set means you have read them.
1. What we deliver
A measured quantity take-off from the drawings you supply, written out as a bill of quantities you can price, with a take-off report, an estimating programme and a quote-request sheet per trade. The handover also carries an estimator’s letter, the scope as the documents state it, the conflicts we found in your set and what each is worth, and the questions the documents raised that only you or your client can settle. Every quantity names the sheet it came from and every line carries a grade — measured, derived, estimate or provisional — so you can see which figures are measurement and which are judgement.
2. What the documents are not
They are prepared for budgeting and tender comparison only. They are not a quotation, tender, contract sum or offer to build, and must not be used as the sole basis for any financial or contractual commitment. Where indicative rates are shown they are allowances for you to replace with your own. The direct cost excludes your margin, your overheads and GST. The handover and the workbook also show your own margin as a stated percentage and the GST-inclusive figure beside each trade, so you can see the number your client would see — but those are your rates applied at your direction, not ours. Actual construction costs will differ from any estimate because of site conditions, statutory approvals, market movement, subcontractor availability and design changes after the date of issue.
3. This document does not price your tender. You do.
We measure quantities and apply indicative rates so that you have a structured starting point. The tender, quotation or contract sum you submit is your own commercial decision, made on your own rates, your own margin, your own programme and your own assessment of risk. You must satisfy yourself as to the quantities and the rates before you commit to any price. Red Dot Estimating is not a party to your tender and accepts no responsibility for its outcome, including where a project is won, lost, or delivered at a loss.
4. The programme is indicative only
Durations in the programme are a measured quantity divided by a production rate. The quantities are measured; the production rates are our judgement. It is an estimating programme, not a construction programme and not a contract document. Do not set contractual dates or liquidated damages from it. The production rates are printed on the Programme tab so you can see what each duration rests on. The programme is indicative and yours to adjust.
5. Basis, assumptions and exclusions
Every pack states the documents it was measured from, the documents the set refers to but did not include, the assumptions made and the items excluded. Quantities are taken from the drawings as issued to us; no site inspection is made unless stated. If a drawing is superseded, or a document the set referred to is later issued, send it through and we re-measure the affected lines and reissue — one round of revisions is included in every job.
6. Confidentiality
Your drawings, tender information and pricing are used for your take-off and nothing else. We do not share them with anyone, and we do not use one client's information in another client's work. We work for builders who compete with each other, so this is a condition of the business working at all. Files you upload are transferred over an encrypted connection straight to a private Dropbox account controlled by Red Dot, and kept only so we can reissue or revise your pack. Ask us to delete a set at any time and we will. The enquiry details you type into the form — your name, company, email, phone, project type, notes and the names of the files you attached — are delivered to us by Web3Forms; the drawings themselves never pass through it. Anything shown publicly by Red Dot Estimating is either a fictional sample or published with the owner's permission and with identifying details removed.
7. Turnaround
Standard turnaround is 72 hours from the moment we accept your job, counted in business days. 48-hour priority is available for an extra $150, and same-day turnaround on request, priced per job. We confirm the price and the deadline before we start, and if we cannot meet a deadline we say so at acceptance rather than after. If we accept a deadline and miss it, any priority fee is refunded.
8. Price and payment
The price is confirmed in writing before work starts — $500 for a small job, $750 for a medium one, larger projects quoted on floor area and complexity. The first bill of quantities for a new client is free. Red Dot Estimating is not currently registered for GST, so no GST is charged and prices are the full amount payable. An invoice is issued with the delivered pack and is payable within 7 days of the invoice date. Each pack is provided for the sole use of the named recipient and is valid for 30 days from the date issued.
9. Liability
Red Dot Estimating does not hold professional indemnity insurance, and you should know that before you rely on our work. To the maximum extent permitted by law, our total aggregate liability arising out of or in connection with any document we prepare, whether in contract, tort (including negligence), statute or otherwise, is limited to the fee actually paid for its preparation. We are not liable for any indirect or consequential loss, loss of profit, loss of opportunity, loss of contract, or costs arising from a project being won, lost, delayed or delivered at a loss.
Nothing in these terms limits any right you have under the Australian Consumer Law. Our services come with guarantees that cannot be excluded, including that they will be provided with due care and skill.
10. Acknowledgement
Before you use any pack to price anything, please reply to the delivery email confirming you have read the basis, assumptions and exclusions on its first page. It takes a moment, and it means the terms were actually seen rather than filed.
